Giving notice
Check the notice period and termination dates in your contract; many leases end on set quarter dates. Send the notice by registered mail so that it arrives before the deadline. For couples, both partners' signatures may be needed.

Preparing the handover
- Clean thoroughly; many landlords require professional cleaning only if the contract says so.
- Repair damage you caused beyond normal wear and tear.
- Ask for a pre-inspection to hear concerns early.
The handover protocol
Go through each room and note defects with photos. Sign only what you agree with, and ask for a copy. Normal wear and tear is the landlord's cost; the lifespan of items (for example paint or carpet) counts for deductions.
The deposit
The deposit sits in a blocked account in your name. It is released when both sides agree or after a court decision; the landlord has one year to raise claims, after which you can request release. Keep all documents.
