About six in ten Swiss households rent, and tenancy law gives tenants more protection than in many countries.
How much rent is reasonable?
A common guideline is that rent should not exceed a third of gross income. Landlords in popular cities often look for around three times the monthly rent as monthly income.
Deposit
The deposit is limited to three months' rent and must be placed in a blocked account in your name. As an alternative, deposit insurance products exist, but they cost an annual premium.

Reference interest rate
Rents for most existing leases are tied to the mortgage reference rate published by the Federal Office for Housing. If it falls, you may ask for a reduction (roughly 2.9 % per quarter-point step), though the landlord can offset this with higher costs and inflation. If it rises, the landlord may raise rents by a similar amount. Requests must follow specific deadlines and forms.
Moving out
- Typical notice: 3 months to the end of a quarter, depending on the lease.
- Handover protocol: document every defect with photos.
- Normal wear and tear is the landlord's cost; damage beyond that is not.
